Experience with Data Center Power and Cooling is required to be considered for this position.
We are currently seeking an experienced Project Manager to manage our construction projects for small to mid-range design/build projects ($10K-$5m) within New York City (5 boroughs), northeast NJ and NY counties north toward Duchess County, NY. Projects are primarily involved with the Information Technology or Telecommunication market clients. Most projects are heavily related to the electrical, HVAC and fire suppression infrastructure, supporting client's environments. Projects will include planning, engineering and subcontracting on-site management and project closeout. Maintain quality control and safety in all aspects of the project. In addition to delivering projects, you will be actively involved in business development, identifying and securing new project work for the company.
Primary Job Duties:
Construction and Projects:
- Work with customer and project engineer to review and approve written specifications for all installations
- Participate in engineering process to control cost and client budget requirements of project
- Prepare scope of work and bid documents
- Prepare and monitor project budgets
- Develop project schedule and monitor/update as project progresses
- Solicit vendor and contractor proposals
- Provides technical evaluation of subcontractor and equipment proposals
- Provides technical interpretation of design documents in support of installation superintendents and trades people
- Provides specific expertise for problem solving
- Prepare material take-off and initiate and prepare requisitions for the procurement of services, materials and equipment necessary to support the project schedule
- Monitor and inspect construction to ensure compliance with design documents
- Create Check logs and process all vendor and shop drawings
- Coordinate completion of construction activities
- Prepare punch list to ensure the readiness of systems for turn over to the client
- Ensure all projects are completed on time and within budget
- Ability to manage multiple projects in various stages of activities
Communication
- Facilitate project team and client meetings effectively
- Hold regular status meetings with client team and management and distribute meeting minutes
- Keep project team well informed of changes and updates
- Effectively communicate relevant project information to project team & superiors
- Resolve and/or escalate issues in a timely fashion
- Understand how to communicate difficult/sensitive information tactfully
- Communicate effectively with clients to identify needs and evaluate alternative business solutions
Requirements:
- Five to ten years project management experience
- Degree in Electrical Engineering
- Excellent understanding of commercial HVAC and electrical systems
- Experience in identifying and securing data center upgrades and improvement projects
- Must have strong leadership and organizational skills
- Knowledge of construction policies and procedures, with field experience a real plus
- Experience in identifying and securing data center upgrades and improvement projects
- Experience in computer applications such as Excel, Work, MS Project
- Proficiency in the use of AutoCAD
- Daily travel, within territory, up to 85% may be required
- Overnight and weekend work will be required
- Subcontractor supervision will be required
