Wireless HVAC - Scope of Services - Air Conditioning Systems

Annual Service, Major

EVAPORATOR
Visual inspection and check:

• Fan motor, lubricate as required.
  
• Fan motor speed. (high speed is preferred for most applications)
  
• Condition and the deflection patent of the discharge grills, or registers, clean return grills as required.
  
• Evaporator coil and Clean as required. 
  
• Drain line and pan.

Replace air filters as required.

COMPRESSOR & CONDENSER SECTION
Visual inspection and check:

• Refrigeration systems for optimum performance.
  
• Refrigerant pressures and record.
  
• Refrigerant piping for leaks, vibration. 
  
• Operation of all temperature, pressure, and safety controls. 
  
• Condition of the condenser coil. 
  
• Clean and power wash condenser coil.

ELECTRICAL SECTION
Visual inspection and check:

• All electrical connections and contactors, record all currents.
  
• Tighten all connections. 
  
• Clean and vacuum as required.

ECONOMIZER SECTION
Visual inspection and check:

• Damper linkage lubricate as required.
  
• Motor operation.
  
• Enthalpy control setting and mixed air sensor.

OVERALL EQUIPMENT INSPECTION
Visual inspection and check:

• All the Panel seals.
  
• Inspect for exterior damage and wall water seals. 
  
• Secure all panels and seal as required. 

Make adjustments as necessary.

Documentation of inspection with recommendations for any corrective action deemed necessary will be provided.

Semi-Annual Service, Minor
